The Appraiser's Office is required to value property at a fair market value as of January 1st of each year, with the exception of agricultural land, which is valued by its agricultural use.
The housing market has remained strong, and Wyandotte County has experienced a continuation of increasing home sale prices. Due to a shortage of housing supply, increased housing demand, and revitalization in various areas of the county, most property owners should expect to see an increase in their valuation.
When to Consider an Appeal
After receiving your annual valuation, you may want to file an appeal if:
- You believe the appraised value is higher than what your property could reasonably sell for, or
- You believe the classification of your property is incorrect.
Kansas law provides two opportunities each year to appeal your property's value.
Option 1: Equalization (Informal) Appeal
Deadline: March 26, 2026
When You Can File
The first opportunity is when the Certified Value Notices are mailed to property owners on or about March 1st. You must submit your request by the deadline date printed on your notice.
If someone other than an attorney or immediate family member will represent you, a Declaration of Representative form must be submitted before scheduling.

Option 2: Payment Under Protest Appeal
If you missed the informal appeal deadline
Requirements for a Valid Appeal
- Must be submitted in writing using the state-approved Payment Under Protest form
- Applicant must clearly state the grounds for the protest, sign the form, and file all pages with the County Treasurer
- Cannot be filed if you have already appealed the valuation notice for the same property and tax year
- If you protested your first-half taxes, you may not file a second protest for the second-half payment
